How electrical pricing actually works
Why nobody can give you a real price over the phone
Any electrician who quotes a rewire down the phone without seeing the house is guessing, and the guess protects them, not you. Two identical looking three-bed semis can differ by thousands depending on whether there are accessible floor voids, whether the walls are solid or hollow, how much the existing wiring can be reused and how much making good you want included. The guide ranges above are honest averages. The number I give you after looking at the job is the one that counts, and it is fixed.
What actually moves the price
Access is the big one. If cables can be run through floor voids and a loft, the job is quicker and cheaper than if everything has to be chased into solid walls and made good afterwards. Property age matters, because older installations turn up surprises. Circuit count matters more than square footage. And the specification you choose matters, a basic consumer unit and a high-end one with full RCBO protection and surge protection are not the same product, and I will show you both rather than assuming.
Call-out charges and minimum fees
I do not charge to come and look at a job I might quote for. Fault finding is different, because that is the work itself rather than a sales visit, so it is charged by time from the moment I start testing. If it turns out to be a five minute fix you pay for a five minute fix, not a minimum half day.
Cheap, and what it usually costs later
There is always someone cheaper. Sometimes that is a good local sparks with low overheads, and sometimes it is work that is not certified, not tested, and will fail the next inspection you need for a mortgage, a sale or a tenancy. The questions worth asking anyone quoting are simple: what certification do I get, are you insured, and is that price fixed. If the answers are vague, the price is not really the price.
